銷售中心幾度忙線中,但據已購戶消息指出,「現場下定秒殺七成,即將封盤,之後一坪
調漲兩萬元」。
「寶佳奇磊」今日上午開賣,採半預約制參觀及下定,業者在現場備有早餐、茶點,逐一
向看屋族群介紹後,再進行價格攻防討論,現場人潮大爆滿,一名媽媽手抱著嬰兒都在排
隊等買房,看屋民眾說:「該案之前已經潛銷,老早就收到簡訊及電話通知,得知今天建
案開賣,還在考慮要不要購入,竹北實在漲太離譜,應該是投資取向比較多。」
主打新竹高鐵站旁200公尺的「寶佳奇磊」,基地臨高鐵東八路,採千坪大基地開發,全
棟總戶數221戶,規劃1~4房坪數為19~47坪,建材不馬虎、多採進口等級標配.預計明年
中交屋,每坪單價68~72萬元,鎖定自住、置產族群。
該案從今年初該案傳聞滿天飛,如網路盛傳「開價達每坪66萬」,還有投資客示意「此案
若銷售順利,無疑成為高鐵地區地板價」,那時連建商不得不緊急澄清,不過如今開賣價
格竟比「網路謠傳」還要貴,每坪70萬元上下,換算下來一房含車位都要超過1600萬元、
2房要2200萬元,令人咋舌
據現場已購戶回報,今日銷售現場幾乎是排隊爆滿狀態,熱鬧非凡,目前業者鎖住小坪數
戶型,現場參觀大多下定10萬元,銷售達7成,業者說要保留3成調漲價格,「大概一坪會
漲2萬元」,所以一周以後的簽約率一定很高。
至於到底誰再買?台灣房屋竹北文化直營店經理黃重融分析,六都區域根本都漲過頭,沒
有基本面支撐,而新竹縣市收入本來就最高,基本上竹科人雙薪300萬很輕鬆,總價2000
萬元左右都算是「低總價」;而且目前寶佳賣7字頭,一定成為區域地板價,接下來豐邑
、富宇也要賣到7~8字頭,購屋族更有期待感。
住宅週報社長陸敬民分析,相較於全台六都房市冷清,下半年新竹一枝獨秀,無疑成為房
市強心針,該案單價7字頭,直達目前新竹房價天花板。他說:「目前銷售狀況應該超乎
所有人預期。」
陸敬民說:「去年同期我們討論竹北房價4字頭,已經令人嘖嘖稱奇,但現在竹北房價連
寶佳都帶頭衝上7字頭,等於是新北價格,短短1年漲了20萬以上,簡直房市大驚奇,也給
