南科營業額超車竹科 專家:台南房市將成領頭羊

馨傳不動產智庫彙整三大科學園區營業額資料顯示,近年南部科學園區營業額快速攀升,
今年截至4月底為為,南科累計營業額約為4,585億元,超越竹科的4,371億元、中科2,984
億元,成為三大科學園區之首。
馨傳不動產智庫執行長何世昌分析,南科比竹科更晚設立,但南科園區面積更大,進駐南
科的產業多元,主要產業包括半導體、光電、精密機械、太陽能、生物科技等,總營業額
終於贏過竹科。
而受到南科蓬勃發展的帶動,台南是今年七都中預售屋買氣相對活絡的地區,成交量不減
反增,房價更具支撐,後市看好,可望成為南部房市領頭羊。
何世昌指出,竹科於1979年成立,過去歷年營業額都獨占鰲頭。2014年,竹科年營業額高
達約1.16兆元,南科年營業額僅約0.64兆元,南科年營業額只有竹科的55%左右,
但之後南科發展疾速,2021年營業額首度突破兆元,2022年飆上約1.48兆元,與竹科差距
小至約1,299億元。
根據國發會資料,今年1月至4月底止,竹科營業額約4,371億元,較去年同期減少近千億
元,年減約18%;中科今年前4個月營業額約2,984億元,衰退幅度約18%;南科今年前4
個月營業額約4,585億元,比去年同期成長10%,是三大科技園區唯一成長者。
由於南科發展蒸蒸日上,成為支撐房市的基石。今年以來,全台房市冷卻,但台南預售屋
市場卻逆勢突圍,成交量價穩定上揚。
馨傳不動產智庫統計實登資料,今年1月至5月20日止,台南市預售屋成交件數為3,428件
,比去年同期增加463件、年增幅約15.6%;各行政區中,以東區年增233件最多,仁德、
善化皆年增192件,另新市則增加177件。
馨傳不動產智庫執行長何世昌指出,東區是台南菁華區,也是房價最高的區域,其中有台
南版信義計畫區之稱的平實重劃區指標建案「浩瀚無極」,雖然實登尚未揭露成交資訊,
但台南地政局已證實最高成交價達66.9萬元/坪。
何世昌表示,因台南市近年開發多個新重劃區,土地供給量大,房價雖然漲少了不少,但
不像新竹重劃區開發飽合,建地供給不足致使房價狂飆。不過在南科產業引擎帶動下,未
來台南房市可望成為南部房市領頭羊,持續引來全國建商、代銷,東區「平實重劃區」成
交均價將不輸高雄「農十六」與「美術館特區」。

善化皆年增192件,另新市則增加177件。
