案「桂田磐古2」,每坪開價34~38萬元創當地新高。而同樣現象目前已出現在高雄楠梓與
橋頭,近期包括大樓預售案「鋭揚天鵝堡」、「清景麟白易居」等,成交單價都要挑戰單
坪23~25萬元,而橋頭區大樓預售案「橋科水岸花園」,從1季前開出廣告價每坪17.8萬元
起至今成交單價落在22萬元,漲幅2成。

雄崗建設董事長林清吉指出,近期受惠於台積電設廠楠梓議題發酵,公司個案假日都是人
,過去2周新案「橋科水岸花園」成交超過40戶,目前累積銷售已達6成,近期確實很多台
積電相關產業投資客與資產客進場,也讓過去被視為蛋白區的楠梓、橋頭、岡山其成交價
新屋都已站穩2字頭行情,甚至部分新案已拉抬到每坪25~27萬元。
僑馥建經總經理彭慶指出,台積電設廠議題造成郊區房價大漲,當郊區大漲後自然而然市
區房價也跟著上升,高雄目前有台積電設廠、橋頭科學園區建置等重大建設開發,若疫情
沒惡化,短期房價仍有成長空間,但新屋房價是否會持續創價,仍待市場考驗,主因是仍
需待市民薪資明顯提升,才能購置單價較高住宅。(葉家銘/高雄報導)
