高雄房市近2個月因為台積電設廠消息激勵,不僅成交量大且價格屢創新高,但由於賣太
快、漲太兇,近期交易開始出現停滯,甚至上周的交易量大減50%,專家認為台積電到高
雄的計畫是板上釘釘,停滯主要的原因是無房可賣,剩下的戶別消費者考慮時間較久造成
。
從9月初開始,高雄最重要的大事就是台積電傳出將到中油五輕舊址設廠,消息一出高雄
房市彷彿吃了大力丸,價格飆漲不說,房價也一路狂飆,楠梓、橋頭地區房價從年初每坪
20萬元出頭,到近期已經成交每坪27萬元,直逼3字頭大關。
即便房價飆漲,許多消費者因為台積電的關係仍然買單,更有許多中、北部投資客南下「
掃貨」,1位在地代銷業者指出,在高雄人眼裡楠梓、橋頭每坪接近30萬元根本是「瘋了
」,但對於外地投資客來說這樣的價格根本「超便宜」,因此許多案場1個周末賣30戶稀
鬆平常。
只不過台積電遲遲未宣布到高雄設廠事宜,加上近2周楠梓、橋頭的交易開始冷卻,甚至
交易量減少的幅度將近50%,也讓一些民眾信心動搖,擔心會不會是「夢一場」。1位高雄
建商董座指出,台積電來高雄基本上是「板上釘釘」,八九不離十,只差董事會宣布而已
,否則建商不可能砸重金收購附近的土地,言談之中對於台積電到高雄設廠信心十足。
而近期楠梓、橋頭房市的熱度退燒,專家認為主要原因並非台積電,而是賣太快、漲太多
,高雄市代銷公會理事長謝哲耀表示,這波北高雄的房市熱潮來得快又急,客戶感受到明
顯的漲價幅度,隨著價格愈來愈高,民眾也會擔心追高是否妥當,另外就是快速銷售後市
場選擇性少了,新房子及預售案漸漸不多,剩餘的建案或戶別消費者就需要較長時間考慮
。
謝哲耀指出,當然台積電遲遲未宣布設廠事宜,對客戶來說還是會產生猶豫,不過看起來
並非這波降溫的主因,但交易稍微退燒,冷靜一點,對高雄房市也更健康。
