竹北高鐵特區房價飆 2年2字頭衝上6字頭

〔記者徐義平/台北報導〕不到兩年,新竹縣竹北市新案房價宛如搭上噴射機,從二字頭
直攀六字頭。根據北台灣新建案市調機構調查,竹北高鐵特區兩年前多個新案市調單價還
在二字頭,今年八月最新市調結果,新案紛紛站上六字頭、甚至要挑戰七字頭。
根據住展雜誌調查,二○二一年一月時新竹市新案每坪均價約二十五.三萬元,隔年八月
新案均價上漲至三十七.三萬元,不到兩年,漲幅高達四十七%;同一個統計時間,新竹
縣新案每坪均價更從二十一.八萬元上漲至三十四.一萬元、漲幅逾五十六%。
住展雜誌研發長何世昌指出,過去幾年因美中貿易戰引發一波台商回流設廠熱潮,帶動科
技產業往中、南部進駐,也掀起一波當地房市買氣熱潮,但中、南部房價漲幅都不及新竹
地區來得誇張。
新竹市各行政區中的房價領頭羊是東區,尤其是靠近竹科的關埔重劃區,不到兩年前還可
看到二字頭新案,但今年新案每坪均價站上六字頭;新竹縣則以竹北市房價最高,竹北房
市熱區分布在縣一、縣二、縣三、台科大與高鐵特區等五大重劃區,以高鐵特區房價最高
。
有挑戰7字頭機會
買家轉戰二線區域
何世昌指出,兩年前竹北高鐵特區的新案市調,至少有三個新案每坪均價落在二字頭,但
今年新案紛紛站上六字頭,還傳出可能有挑戰七字頭的機會。
也因新竹市區房價高漲,部分買家外溢二線區域買房,包括芎林、竹東、寶山、新埔等行
政區,也讓四區房價出現跟漲效應,過去兩年四區房價漲幅都在四成起跳,反觀關西鎮房
價表現居末段班,去年一月每坪成交價約十七萬元,今年八月上漲至十八.五萬元,漲幅
約八.八%,是新竹地區僅存的一字頭房價區域。
