竹科工程師去年忙看房買房 想看高樓層還得先掏名片

台灣投資界2大關鍵字當屬「台積電」、「房地產」。科技大廠去年獲利翻倍不少外資屢唱衰台灣半導體周期,但外資甚少知道台積電、聯發科的工程師除了趕貨、拚研發外還在忙什麼?去年竹科園區掀起看房潮,不少工程師都在買房子,推升平均房價漲3成,也讓竹北台元園區房價來到6字頭,實力驚人。且高樓層不是想看就可看得到,新竹房仲和建商的不成文規定,想要高樓層,請先掏名片。
台股去年突破萬八大關,全年漲幅23.7%,連續3年漲幅逾2成,股票總市值達56.3兆元,是全球第16大市場,去年底上市櫃總市值更達62.1兆元。
半導體廠商獲利爆棚,為了留才,不少廠商啟動結構性調薪,調幅甚至達2成,去年就立即生效,育兒津貼、旅遊補助、年終加碼讓讓竹科園區工程師賺得盆滿缽滿。
竹北房價飆漲更勝竹科園區,原因無他,去年股價飛天的IC設計大廠,包括聯發科、聯詠在人員擴增下,辦公空間不夠用,陸續進駐竹北台元園區,帶動竹北房市水漲船高。
曾在台積電任職的IC設計業者就表示,竹北物件超級炙手可熱,新竹工程師都在買房子,幾乎是不看格局,上午預約房仲看房後,下午就會售出,真的只要猶豫一下,物件眨眼間就賣完。加上近期遠東百貨竹北店開幕後,房價又趁是漲了一波。
IC設計業者也透露,想看房或想買房也要有眉角,高樓層不是想看就可看得到,新竹房市不成文規定,想要高樓層,請先掏名片。建商看到名片是知名科技大廠後,就會把最貴最熱門的樓層拿出來,因此沒有名片加持,一般人去是不會看到8樓、18樓,以及次頂樓這種好樓層。
