太高,現在都是外地建商在購地,市政段核心區土地價格翻倍在漲,重劃區商業土地飄破

台南永康受惠台積電進駐影響帶動房市價量,根據內政部實價登錄資料,包含東橋重劃區
與復國商圈都有房價破3字頭的交易紀錄。重劃區的土地飆漲更是驚人,東森房屋永康永
大加盟店店東楊仁傑表示,永康的鹽行國中重劃區在未重劃完成前,遠雄就已先進場卡位
,住宅區土地從每坪30幾萬,短短2、3年直飆到55萬,商業區土地現在一坪飆到65萬,「
所以新大樓上看3字頭甚至 4字頭是必然發生的狀況。」
「現在土地取得成本太高了,當地建商已經不進場買了,只留著以前買的地慢慢建,都是
外地建商在購地。」楊仁傑表示,以永康市政段屬住宅核心區來說,交通便利生活機能非
常好,「3、4年前土地一坪17、18萬,今年已經開到40萬,實際成交也有到35~38萬,完
全是翻倍!」
「以後很難看到3000萬以下的透天了!」楊仁傑說,像地坪30坪左右的無電梯新透天開價
就要3000多萬,當時的土地取得成本應不到30萬,像現在這麼高的土地成本,房價自然下
不來,目前只有大灣舊社區的老建商推出的小坪數透天,地坪不到20坪才有機會出現
1000~1200萬的價格。
據了解,永康未整理的中古屋已經很少出現在市面上,現在流通物件都是買方裝潢過再釋
出。楊仁傑說,永康現在的交易量都是交屋拱起來的,房價衝得太高,實際上前三季進場
買房的不如想像的多,但判斷年底前應會有一批自住客跟首購族進場,因為擔心翻過年房
價更高,所以永康第四季的交易量應會再微幅上漲。
