上漲99%,即使全球經濟放緩,也沒有阻礙附近房市景氣。一位竹科工程師聲稱,新竹工
程師有錢卻無處花,看房、買房是當地很流行的消遣。
《彭博》報導,台灣晶片廠員工待遇好,進而推動房市繁榮,新竹受惠於全球最知名的晶
片廠台積電及其他半導體企業的總部林立,房市景氣佳。根據信義房屋的數據,新竹房價
在過去5年飆升99%,幾乎是全台平均水平的3倍。
報導指出,最近對全球經濟衰退的擔憂以及美國和大型科技公司裁員浪潮,幾乎沒有減緩
新竹購屋者的熱情。2022 年第四季的房價仍比去年同期高出 22%。相比之下,舊金山的
房價在 12 月比去年同期下降 6.7% ,是美國主要都市區跌幅最大者。
CBRE Group 亞太區研究主管 Henry Chin 表示,過去,當我們談論房價飛漲時,都是聚
焦台北,自從台積電在台南及高雄設廠後,促使投資者轉向南方城市尋找機會。
信義房屋數據顯示,2022 年第四季,台南房價年漲幅近 9%,而高雄的房價則飆升 14%,
同期全台灣的平均漲幅為 7.6%。
33 歲的 Johnny Chung 是台積電前工程師,現在是杜邦的經理,他說,2013年剛開始在
新竹工作以來,一直找適合的房子。4年前,覺得價格太高沒有下手,現在價格幾乎翻了3
倍。
另一位竹科工程師則說,在新竹看房、買房是一種流行的消遣方式,因為當地缺乏休閒娛
樂,而且新竹的工程師有很多錢沒地方花,自己也付了130萬買預售屋。
相較於從事半導體行業的優渥待遇,其他人的薪資就沒有那麼高。任職新竹最大購物中心
的 27 歲林姓店員(Sarah Lin) 直言,對於我們這些不是竹科工程師的人來說,想在新
竹市買房,根本是天方夜譚。
