買房匯款問題 - 薪水

原po最近拿到I140 approval...上週送出I485(綠卡)申請
台灣的父母(沒有綠卡)因為很急切的想幫原po買房子(非炫耀文XD)
所以現在原po頭很大要開始煩惱匯款買房子的問題
(說實在綠卡都還沒過啊我壓力好大哪有心情看房子...)
爬過文之後,我目前的瞭解是,每年我(未婚)會有100k USD的gift免稅額,超過的話
隔年報稅的時候要附一張表然後會被扣贈與稅
匯過來的錢要在我的戶口內待超過三個月以上比較不會被懷疑錢的來源
台灣方面贈與的免稅額度是一人110萬,父母兩人的話就有220萬(約70k USD)
以我對美國買房的了解,我認識的人都是只有付20%的down payment然後其他用房貸
那這樣子是不是就請爸媽匯個70k(假設買350k的房子),隔年不需要報贈與
然後剩下的我自己慢慢用薪水還房貸就好了?
如果今天不管買什麼價錢的房子...父母想要連續兩,三年各匯70k到我戶頭...
這樣子沒有用掉的錢
除了放在銀行裡生的所有利息會需要報所得稅以外,會有什麼其他需要報的稅嗎?
現在銀行利息利率那麼低我有必要煩惱會繳很多利息所得稅嗎?
